This Acceptable Use Policy is issued by HomeHub Portal, trading as HomeHub, a business licensed by the Department of Economy and Tourism in Dubai under trade licence number 1629357, with its registered address at P.O. Box 70834, Dubai, United Arab Emirates ("HomeHub", "we", "us").
1Purpose, scope and interpretation
1.1This Policy sets out what a Customer may not submit to the Service and may not do with the Service or with the Deliverables. It exists because HomeHub produces draft marketing materials that its Customers will publish as regulated real estate advertisements in the United Arab Emirates, and because the content the Customer submits determines whether those advertisements are lawful.
1.2This Policy forms part of, and is incorporated by reference into, the HomeHub Terms of Service (the "Terms"). Capitalised terms not defined in this Policy have the meaning given in the Terms. If this Policy conflicts with the Terms, the Terms prevail. The Refund and Cancellation Policy prevails over this Policy on refunds, cancellation, renewal and price changes, and the Data Processing Addendum prevails over this Policy in respect of personal data.
1.3This Policy applies to every use of the Service, including the free first Kit provided without charge and without a payment card. Acceptance of the Terms, which the Customer gives electronically at account creation and which includes this Policy, is a condition of receiving the free first Kit.
1.4The Service is offered for Listings for property located in any of the seven Emirates of the United Arab Emirates, and clause 4.4 governs any request to submit property located elsewhere. Where this Policy refers to a permit, register, licence or regulator, the reference includes the equivalent instrument or authority in the Emirate in which the Customer intends to publish, including the Real Estate Regulatory Agency and the Dubai Land Department in Dubai, the Abu Dhabi Real Estate Centre under the Department of Municipalities and Transport in Abu Dhabi, and the competent municipality or real estate regulatory administration in Sharjah, Ajman, Ras Al Khaimah, Umm Al Quwain and Fujairah.
1.5Nothing in this Policy excludes, limits or restricts any right or liability that cannot lawfully be excluded, limited or restricted under the law of the United Arab Emirates. Where this Policy states that HomeHub may act "without liability", that statement is subject to this clause, to clause 16 of the Terms, and in particular to the rule of the UAE Civil Transactions Law that an agreement exempting a person from liability for a harmful act is void. If a court varies or disapplies any provision of this Policy under a statutory power, the remainder of this Policy continues in force.
2Definitions
2.1In this Policy:
"Customer" means the person or entity that has accepted the Terms, and includes every individual who uses the Service through the Customer's account.
"Deliverable" means any output HomeHub produces for the Customer, including a portal listing description, an Instagram carousel with captions, a reel and TikTok script with a shotlist, story frames, a print ready PDF brochure and a WhatsApp broadcast message, in English and in Arabic.
"Kit" means the complete set of Deliverables produced for one Listing.
"Listing" means one identified real property that the Customer submits for the production of one Kit.
"Submission" means everything the Customer provides to the Service in respect of a Listing, including unstructured text, photographs, floor plans, permit numbers, broker and brokerage identifiers, contact details and instructions.
"Service" means the HomeHub platform, website, submission and delivery mechanisms, and the production of Kits.
"Advertising Permit" means a valid, current advertising permit, or the equivalent written advertising approval, for the Listing and for the relevant advertising channel where the competent authority issues permits by channel, issued by the competent authority of the Emirate in which the advertisement is published. It includes a permit issued through the Trakheesi system of the Dubai Land Department for Dubai property, and a permit issued by the Abu Dhabi Real Estate Centre through the DARI portal for Abu Dhabi property. Where the competent authority of an Emirate does not issue an advertising permit for a Listing of that kind, there is no Advertising Permit for that Listing.
"BRN" means the broker registration number issued to an individual broker, and "ORN" means the office registration number issued to a brokerage, in each case by the Real Estate Regulatory Agency or the equivalent competent authority.
3The single overriding rule
3.1The Customer may only submit a Listing that it is lawfully entitled to market, containing only material it is lawfully entitled to use, described only by facts that are true, and the Customer may only publish a Deliverable after it has reviewed and approved it and after every required permit particular has been inserted. Everything in this Policy is an application of this rule.
4Prohibited submissions: authority to market
The Customer must not:
4.1Submit a Listing that it is not authorised to market. For Dubai property this means the Customer must hold a valid signed real estate marketing agreement with the owner (Form A, the smart e-marketing contract linked to the permit system under RERA Circular No. (01-2022) dated 14 July 2022), or the equivalent owner authorisation required in the relevant Emirate.
4.2Submit a Listing obtained by scraping a portal, copying another broker's advertisement, or acquiring listing or owner data from any source by unlawful means, including in breach of RERA Circular No. (02-2026) dated 26 February 2026 on communication with property owners and the prohibition of cold calling.
4.3Submit an off plan Listing unless the project is registered with the competent authority of the Emirate in which it is located, the developer holds the written permit required to advertise or market the project off plan in that Emirate, and the Customer supplies the developer name, project name, project number, project location and approved escrow account number. For Dubai projects that permit is the one required under Article 5 of Law No. (8) of 2007 Concerning Escrow Accounts for Real Property Development in the Emirate of Dubai. For Ras Al Khaimah projects it is the written permission of the Real Estate Regulatory Administration at Ras Al Khaimah Municipality, and no project may be advertised or marketed before the off plan sale permit is obtained.
4.4Submit a Listing for property located outside the United Arab Emirates. HomeHub does not accept such Listings unless it has agreed in writing to do so in advance and the Customer has first evidenced to HomeHub the separate permit required for marketing property located abroad to an audience in the United Arab Emirates.
4.5Use the Service while not holding the brokerage licence and registration required by the competent authority of each Emirate in which the Customer intends to publish.
5Prohibited submissions: permits and identifiers
The Customer must not:
5.1Submit a fabricated, guessed, expired, borrowed or otherwise false Advertising Permit number or QR code, or a permit number issued for a different property, a different channel or a different advertiser.
5.2Submit a BRN or ORN that is fabricated, that belongs to another person or office, or that is suspended or cancelled.
5.3Submit a contact telephone number other than the number registered against the broker in the brokers registry of the competent authority, as required by RERA Circular No. (01-2023) dated 11 April 2023.
5.4Ask HomeHub to generate, invent, complete or verify any permit number, QR code, BRN or ORN. HomeHub reproduces these identifiers only as supplied by the Customer. Where a permit number is required for the Listing's Emirate, or where the Customer has not identified the Emirate, and none has been supplied, HomeHub will either pause the Submission and request it or deliver the affected Deliverable with the marking [PERMIT REQUIRED] clearly visible in every place the number belongs, and the Customer must not publish the Deliverable while that marking remains on it. Where the competent authority of the Listing's Emirate does not issue a permit number for a Listing of that kind, HomeHub prints no permit number and no marking, and the Customer remains responsible under clause 8.2 for establishing and carrying whatever that Emirate does require on the advertisement.
5.5Publish or distribute any Deliverable that contains a placeholder or carries the marking [PERMIT REQUIRED] or the marking "NOT FOR PUBLICATION", or remove a placeholder or either marking without inserting the genuine particular it stands for.
6Prohibited submissions: photographs and media
The Customer must not:
6.1Submit any photograph, render, floor plan, video, drone footage, logo or other material that it does not own or hold a licence to use for marketing of the Listing across the intended channels. Photographic works are protected under Federal Decree-Law No. 38 of 2021 on Copyrights and Neighbouring Rights. Rights in listing photography are frequently held by a party other than the broker who supplies the image, including the photographer who took it, a developer that issued a marketing pack, a portal or a previous listing agent, and the Customer must satisfy itself of its position before submitting.
6.2Submit any photograph or recording in which an identifiable person appears without that person's consent to the image being kept, published, exhibited and distributed. This includes tenants, domestic staff, children, neighbours and passers by, and it includes a person visible in a mirror, a window or a reflection. Publishing the image of an identifiable person without consent may constitute a criminal offence under Federal Decree-Law No. 34 of 2021 on Combatting Rumours and Cybercrimes and engages Article 45 of Federal Decree-Law No. 38 of 2021.
6.3Submit images containing readable vehicle number plates, identity documents, or the interior of a neighbouring property, unless the Customer confirms it holds the necessary consent. HomeHub may blur, crop or reject such material, and doing so is proper performance of the Service and does not give rise to liability, subject to clause 1.5.
6.4Submit images of a property other than the property actually advertised, or ask HomeHub to generate synthetic imagery of the property, to add or remove features, or to present an enhanced, virtually staged or altered image as an unaltered photograph.
6.5Submit any third party trade mark, developer brand, community or master development name, or portal logo that the Customer is not authorised to use. HomeHub reproduces marks only on the Customer's instruction and retains a record of that instruction.
7Prohibited submissions: property claims and content
The Customer must not submit, or ask HomeHub to include, and must not add after delivery:
7.1Any false, exaggerated or unverifiable property claim, including a false statement of price, size, view, tenure, availability, service charge, completion status or handover date. The advertiser is responsible for the validity and credibility of advertisement content under RERA Circular No. (2-2022) dated 20 July 2022, and misleading advertising carries exposure under Federal Law No. 15 of 2020 on Consumer Protection, the anti commercial fraud legislation and Federal Decree-Law No. 34 of 2021.
7.2Any information that does not match the data approved in the Advertising Permit for the Listing.
7.3Any statement or implication of market value, appraisal, guaranteed or projected rental yield, return on investment, capital appreciation, payback period, mortgage eligibility, tax outcome, or residency or visa entitlement. Real property valuation is a licensed profession in Dubai under Executive Council Resolution No. (37) of 2015. Where the Customer supplies such a figure it is reproduced as the Customer's own statement at the Customer's sole risk.
7.4Any promotional campaign content, including prizes, gifts, free benefits, added value facilities, price discounts, cashback, or waivers of service or registration fees, unless the Customer confirms in writing that it holds the separate promotional campaign permit and approvals required under RERA Circular No. (2-2022).
7.5Any content that discriminates against, demeans, excludes or expresses a preference against any person or group on the basis of nationality, national or ethnic origin, race, colour, religion, sect, gender, marital status, age, disability or occupation. This includes tenant screening language such as statements that a property is available only to, or is unavailable to, particular nationalities, ethnicities or religions. Discrimination and hate speech are prohibited under United Arab Emirates federal law, and HomeHub will not produce such content in either language. This clause does not prevent a neutral factual statement of an occupancy restriction that is lawful and permitted in the relevant Emirate, such as a stated restriction to family or single sex occupancy where the tenancy or licensing rules of that Emirate allow it, and the Customer is responsible for satisfying itself that any such statement is lawful.
7.6Any content that is defamatory, obscene, or contrary to the public order or morals of the United Arab Emirates, or that disrespects the religions, cultures or institutions of the State.
7.7Any personal data beyond what is necessary for the Listing. In particular the Customer must not submit Emirates ID numbers, passport numbers, bank or payment details, or the private contact details of a seller, landlord, tenant or any third party. The Customer authorises HomeHub to strip, mask or delete such data on sight without notice, and doing so is proper performance of the Service and does not give rise to liability, subject to clause 1.5.
8Prohibited uses of the Deliverables
The Customer must not:
8.1Publish or distribute any Deliverable before the Customer has reviewed, verified and approved it. The Customer must review and approve both the English and the Arabic version of each Deliverable it intends to publish, and remains responsible for the accuracy of both. Publication constitutes the Customer's adoption of the content as its own advertisement.
8.2Publish any Deliverable without every particular that the competent authority of the Emirate in which the advertisement is published requires to appear on it, or remove or obscure any such particular. For Dubai property those particulars include the Advertising Permit number, the permit QR code required by RERA Circular No. (02-2023) dated 11 April 2023, the brokerage name, the BRN, the ORN and the broker's registered telephone number. For Abu Dhabi property they include the permit number issued through Madhmoun and the broker and brokerage licence numbers issued by the Abu Dhabi Real Estate Centre. In every other Emirate the Customer must establish before publishing what that Emirate requires on the face of the advertisement and must carry it. For off plan Listings this extends in every Emirate to the developer name, project name, project number, project location and approved escrow account number.
8.3Use the WhatsApp broadcast Deliverable for cold outreach. The broadcast message is supplied as text only. The Customer must send it only to recipients it may lawfully contact, being clients with a duly documented prior contractual relationship recorded on the office's approved record or persons who have given valid consent, in accordance with RERA Circular No. (02-2026) and applicable rules on unsolicited electronic communications. HomeHub supplies no recipient lists and performs no sending.
8.4Continue to display a published Deliverable after the Listing is no longer available or the Advertising Permit has expired. The Customer is responsible for instructing portals to remove such advertisements within seven working days in accordance with the RERA circular dated 5 August 2022 on advertisements through online real estate portals. HomeHub cannot recall or amend anything the Customer has published.
8.5Present any Deliverable as approved, endorsed or certified by RERA, the Dubai Land Department, any other regulator or HomeHub. Deliverables are drafts prepared for the Customer's review.
8.6Ask or instruct HomeHub to publish, post, upload, schedule, distribute or send any Deliverable or message on the Customer's behalf, to any portal, social platform, messaging service or other channel, or to supply, enrich or target any recipient or contact list. HomeHub does not perform these activities and will decline such a request.
9Protection of the Service
The Customer must not:
9.1Use the Service to produce Kits for, or on behalf of, any person other than the Customer, or resell, sublicense or white label access to the Service, except to the extent a signed Brokerage Licence Order Form expressly permits it. The Customer must not use the Service to build, train, benchmark or improve a product or service that competes with HomeHub. This clause restricts use of the Service. It does not restrict the Customer's ownership of each Kit under Clause 14 of the Terms, or the Customer's use, modification, republication or commercial exploitation of a Kit produced for the Customer's own Listing.
9.2Access the Service by any automated means, including scraping, crawling, bulk downloading or scripted submission, other than through interfaces HomeHub expressly provides.
9.3Attempt to extract, discover, reconstruct or misappropriate the underlying system, including the Model Instructions as defined in Clause 1.16 of the Terms, being the instruction sets, model configurations, orchestration, workflows, templates, checklists and other know how by which a Kit is produced, whether by instructions hidden inside submitted material and intended to change how the model behaves, other adversarial inputs, systematic probing of outputs, decompilation or reverse engineering. These materials are HomeHub's confidential and undisclosed information protected under Federal Law No. 11 of 2021 concerning the Regulation and Protection of Industrial Property Rights.
9.4Probe, scan or test the vulnerability of the Service, circumvent any access control or usage limit, or interfere with the operation of the Service.
9.5Share account credentials outside the Customer's own personnel, submit Listings on behalf of a person who is not the Customer, or use another person's account.
9.6Forward, publish or share the private results page link outside the Customer's own personnel.
9.7Use the Service to conclude, or attempt to conclude, any sale, transfer or lease of real property. The Service produces marketing drafts only.
10HomeHub's rights of refusal, redaction and suspension
10.1HomeHub may, acting reasonably and proportionately, take any of the following actions where it reasonably believes this Policy has been or is likely to be breached, where a Submission appears unlawful or unpermitted, where an identifier cannot be reconciled with the public registers of the competent authority, or where required by law or a regulator:
(a)decline to produce a Kit or any Deliverable;
(b)redact, blur or remove content from a Submission or Deliverable, including faces, number plates and third party personal data;
(c)deliver a Deliverable with placeholders and the marking [PERMIT REQUIRED] or the marking "NOT FOR PUBLICATION";
(d)suspend the Customer's account in whole or in part;
(e)terminate the Customer's account in accordance with the Terms;
(f)preserve and produce records, including the Submission, the acceptance log and the delivery log, to a competent authority on a lawful request.
10.2HomeHub applies these rights as a compliance safeguard. A refusal, redaction or placeholder under this clause is proper performance of the Service, does not constitute a breach of the Terms by HomeHub and does not give rise to liability, subject to clause 1.5. Where HomeHub refuses a Kit in full before production, clause 13.6 of the Terms and the Refund and Cancellation Policy govern any credit.
11Consequences and the suspension process
11.1Graduated response. Save in the cases in clause 11.3, HomeHub follows this sequence:
(a)Notice. HomeHub notifies the Customer in writing by email to the account email address, describing the breach and, where the breach is capable of remedy, what is required to remedy it.
(b)Remedy period. The Customer has five Business Days from the notice to remedy the breach or to show that no breach occurred.
(c)Suspension. If the breach is not remedied within the remedy period, HomeHub may suspend the account under Clause 19 of the Terms. During suspension the Customer cannot submit new Listings and pending Kits are paused. As provided in Clause 19.2 of the Terms, the subscription term continues to run during a suspension caused by the Customer's breach.
(d)Reinstatement. HomeHub reinstates the account promptly once the breach is remedied and the Customer confirms in writing that it will comply with this Policy.
(e)Termination. HomeHub may terminate the account for cause only in accordance with Clause 20.2 of the Terms, which requires written notice of the material breach and a cure period of 15 Business Days. A repeat of a breach of the same kind after reinstatement is a fresh material breach and a fresh notice and cure period apply to it.
11.2Effect on fees. Suspension or termination for the Customer's material breach of this Policy does not of itself entitle the Customer to a refund of fees for the current billing period. Refunds are governed by the Refund and Cancellation Policy, which prevails on that subject, and by any right the Customer has under UAE law that cannot lawfully be excluded. HomeHub's remedies under this Policy are in addition to its rights under the Terms, including its right to compensation for proven loss caused by the Customer's breach.
11.3Immediate action. HomeHub may suspend with immediate effect, giving notice at the same time as or as soon as reasonably practicable after the suspension rather than in advance, where the breach involves: a fabricated or false Advertising Permit number, QR code, BRN or ORN; content described in clause 7.5 or clause 7.6; a Submission that appears to involve unlawfully obtained owner or investor data; an apparent criminal offence; an attack on or attempted extraction of the Service under clause 9; or a risk of harm to any person, to other customers or to HomeHub. Clause 11.1 then applies from the date of that notice.
11.4Objection. A Customer that disputes a suspension may object in writing to the contact address in clause 12. HomeHub will review the objection and respond within five Business Days. The escalation and dispute provisions of the Terms apply thereafter.
11.5No monitoring duty. HomeHub reviews every Kit through a human review step before delivery and applies reasonable endeavours checks, including for obviously identifiable individuals and readable number plates. HomeHub does not warrant that every breach of this Policy will be detected, and the Customer's obligations under this Policy do not depend on HomeHub detecting a breach. Responsibility for the content of a published advertisement remains with the Customer as advertiser.
11.6Records. HomeHub logs the acceptance of the Terms and this Policy, each Submission, each delivery and each Customer approval, and retains those records for use as evidence, in accordance with Federal Decree-Law No. 46 of 2021 on Electronic Transactions and Trust Services and the retention provisions of the Terms and the Data Processing Addendum.
11.7Relationship with the Terms. A breach of this Policy is a breach of the Terms, and a breach of clause 3, 4, 5, 6, 7 or 8 of this Policy is a material breach. Such a breach engages the Customer's obligation to compensate HomeHub under Clause 17 of the Terms, and nothing in this Policy limits that obligation or any other remedy available to HomeHub under the Terms or at law.
12Reporting and contact
12.1Anyone may report a suspected breach of this Policy, including a person who believes their image or personal data appears in a Submission or Deliverable, by writing to the contact address published on the HomeHub website. HomeHub will acknowledge reports within five Business Days and will forward data subject requests concerning listing content to the relevant Customer in accordance with the Data Processing Addendum.
13Changes to this Policy
13.1HomeHub may amend this Policy in accordance with the variation mechanism in the Terms, which requires notice of the change and provides a right to cancel before a materially adverse change takes effect. The version of this Policy in force at the time of a Submission applies to that Submission.
14Governing law and jurisdiction
14.1This Policy is governed by and construed in accordance with the federal laws of the United Arab Emirates as applied in the Emirate of Dubai. The onshore courts of Dubai have exclusive jurisdiction, and for the avoidance of doubt this does not include the Courts of the Dubai International Financial Centre, as further provided in the Terms.
